Although China has loads of failed development projects, I think this one will ultimately turn out OK. It took the Empire State Building 20 years to reach full occupancy, but nobody remembers that anymore.

Occupancy and cost control are always problems for mega-skyscrapers like this one. Exceeding the practical limits of traditional buildings has always been expensive—many massive projects like this turn out to be white elephants in various countries (as mentioned already, the Empire State was an excellent example of vanity and poor initial reception).

Even in a front-running market like Shanghai, businesses must remain somewhat practical. N obody wants to overpay for future tenancy on an inefficient floor plan, in a building that i s not yet certified for safety .

Look at the finances for the Burj Khalifa (formerly Burj Dubai)—they can’t possibly be any good.

Shanghai’s time for mega-projects and brash vanity was 10-15 years ago; these days it is subject to the same market forces and business risks that are present in any established major city--albeit on a much larger scale.
